According to the results of January, Ukrainians were increasingly interested in housing on lower floors, both in new buildings and on the secondary market for sale and rent. In addition, new buildings with underground parking are in greater demand than those with an external or no parking area at all. This is stated in the DOM.RIA study.

New buildings

As of January 2023, there are 1,866 new buildings across Ukraine with open sales units. Of these, 753 new buildings have underground parking.

The largest number of residential complexes with underground parking in Kyiv is 65% of the total number of working and available for sale, in Odessa region this amount is 61%, and in Lviv region – 59.6%.

If you consider housing with underground parking in a complex in the capital, then such offers collect almost twice as many views.

The highest average price per m² in a 1-room apartment in Kyiv is UAH 48,871. It is interesting that in January, compared to December, the price had a minimal decline – by 0.2%, in December the price was UAH 48,947. And if we compare the price in January 2023 with January 2022, then this year we see a price increase of 39%.

Secondary market

Ukrainians continue to be interested in housing on lower floors. In the capital, apartments up to 5 floors were considered by 27% more housing than 10 floors.

If you analyze the offers of secondary housing according to the type of heating, then in Kyiv only 1.5% of the options are with individual gas heating, 95% are the centralized type of heating.

The largest number of options with individual gas heating in Zakarpattia region — 57%. In the Kyiv region, this figure is 45%.

The demand for secondary housing with individual heating, including gas and electric heating, is growing almost throughout Ukraine. If you compare January and December of the previous year, then in the Kyiv region (excluding Kyiv) 13.5% of users consider housing with individual heating, and, for example, in the Vinnytsia region, this figure is 48%.

Currently, the average price of a 1-room apartment in Kyiv is 88,246 USD, which is 10% more than in December 2022 and 21% less than in January 2022.

The average price of a 2-room apartment in the capital is USD 110,214, compared to December 2022, the price has fallen by 4.6%, and since January 2022, by 28%.

The largest drop in the average price of a 1-room apartment (January 2023 to December 2022) was recorded in Kherson region — 21%, in Zhytomyr region — 16%, and in Vinnytsia — 14%.

The lowest price of a 1-room apartment can be found in Sumy Oblast — 23,439 USD, even despite a 4.6% increase compared to December 2022.
