Investing in the purchase of residential real estate in the primary market has always been the most understandable and popular tool for investing money among retail investors.

A full-scale invasion significantly changed the situation: the payback period increased, the profitability, on the contrary, fell, and the risks of incomplete construction or destruction of the object increased many times.

An alternative for retail investors is now income real estate projects in the recreational sector. For example, we observed a real boom in the purchase of serviced apartments in Western Ukraine during the past year. Today, the opportunity to invest in this type of real estate has also appeared in the Kyiv region.

Country recreation complex SHELEST.HOTEL, which has been successfully working in the field of recreational real estate for 5 years and during this time has become a brand for Kyiv residents, at the end of 2023 presented a new direction of its activity – the project of income real estate SHELEST.HUTIR.

So from now on, all Kyiv residents have the opportunity to become part of the SHELEST community.

According to the plan, it is planned to build a separate cottage town with 88 houses for short-term rent, the area of ​​each townhouse is 72 sq.m. 2 bedrooms each.

In addition, SHELEST.HUTIR plans to build its own large playground, an additional swimming pool and a summer camp.

“The appearance of serviced real estate is dictated by the conditions of the times – modern people are increasingly looking for convenience and flexibility in living, serviced apartments provide them with the opportunity to short-term rent housing with all amenities, and owners to receive stable passive income without the headache associated with asset management.

For Ukraine, there is an additional factor – this is the war.

In the last 2 years, we have seen a huge demand for such projects. Most Ukrainian men cannot go abroad, but the desire to rest with the family has not gone anywhere,” said Olena Muradyan, CEO of SHELEST.

The operating SHELEST.HOTEL complex currently has over 65% occupancy, which is a strong indicator for the market. After the launch of the SPA in early 2025, downloads are expected to increase by another 15-20%.

Construction work on SHELEST.HUTIR has already started. Construction of the first 5 houses purchased by external investors is underway. On the site, the laying of communications, preparation of the landscape and pouring of the foundations are underway. Delivery of the first phase is scheduled for July, the second – at the end of the year.

Until the end of spring, investors can take advantage of preferential conditions from the developer – the cost of a turnkey house with a plot of land under it with repairs in a unified style will be 185,000 euros. The price of 200,000 euros per house will then apply. To enter the investment at the first stage, you need to deposit 50% of the amount.

“The planned rental yield for the owner will be from 10 to 13% per year plus a 30% increase in the value of the real estate object in the first year. Thus, the investment will return in 9-10 years,” said Olena Muradyan.
